The Telangana government is renaming the Telangana State Building Permission Approval and Self Certification System (TS-bPASS) to BuildNow (Unified Online Building and Layout Approval System) by implementing several administrative reforms and services.
The State government has launched BuildNow, an efficient online system for building and layout approvals. This new system significantly reduces drawing scrutiny time from weeks to mere minutes, in contrast to the 30 days required by the previous TGbPASS system.
This system facilitates granting building and layout permissions. Using Artificial Intelligence (AI), the approval process, which took days, can now be completed using the ‘Build Now’ app in just minutes.
A 3D visualization device has been introduced to provide a comprehensive view of apartments and commercial complexes’ exterior and interior designs, allowing for accurate measurement calculations. Officials and ministers personally inspected this new system and accompanied by a short film showcasing its features.
Officials announced they are initiating new building layouts integrated with AI, offering all necessary services in one location through the ‘Build Now’ platform. Users can visualize blocks, halls, kitchens, and bedrooms in 3D.
Kiosks will be established near the apartments to measure square feet and meters. Minister Sridhar Babu emphasized that the government is committed to consumer protection, noting that IIT graduates developed this app.
He mentioned that the system will be linked to RERA (Real Estate Regulatory Authority). He revealed that training sessions for architects, apartment associations, and government officials will be conducted over the next two months. The ‘Build Now’ platform will be available starting February 1 of next year.
Regarding innovations in the municipal department, Minister Sridhar Babu stated that advancements are being introduced under the leadership of the Telangana Chief Minister.
He noted that 60 percent of the state’s population resides in urban areas and that Hyderabad has experienced rapid development in the last 2-3 decades, resulting in significant growth in the real estate sector.
The minister reminded everyone that reports indicate Hyderabad is number one in real estate growth. He highlighted that the GDP is registering 11 percent growth, and employment opportunities in the software sector are increasing.
Despite political differences, he assured that decisions made by the previous government continue to be implemented. He was committed to creating a favorable environment for businesses, noting the rising number of startups and newly established companies.
“There are 467 individuals in Hyderabad with a net worth exceeding Rs. 250 crore, surpassing Bangalore. Hyderabad is leading in real estate due to its conducive environment and supportive government policies.
More people are purchasing new apartments and homes in gated communities, and home loans are increasingly being taken. Over 9.5 lakh software employees work in Hyderabad, and global capability centers are established in the city.
Reports indicate that there will be a demand for 34 million square feet of office space and 130,000 houses in Hyderabad in the coming years.
Several studies predict that Hyderabad will be among the top five cities globally by 2024,” stated Sridhar Babu. These claims are backed by reports from reputable organizations both nationally and internationally.
Regarding community projects, Minister Sridhar Babu assured us that the Telangana government will continue its efforts to clean the Musi River and focus on development.
He asserted that injustices would not be inflicted upon low-income people and warned that construction violations would not be tolerated.
He affirmed that the High Court’s decision on Musi would be upheld. The minister shared details about various development schemes underway under GHMC, HMDA, Metro Rail Phase 2, and the Municipal Department.
BuildNow Features
The ‘Build Now’ system is a comprehensive platform for building and layout approvals, making it the fastest drawing scrutiny system in the country.
This innovative approach reduces processing time from weeks to minutes, with the capability to process permissions for even large buildings in just five minutes.
It features a unified single-window interface, allowing users to complete the entire permission process in one place.
Users can view their buildings in real time through augmented reality 3D visualization before construction.
An AI-powered assistant provides instant and accurate guidance on building codes, while blockchain technology enables the verification and tracking of each application.
Currently, permits can take between 2 and 30 days to be granted, but ‘Build Now’ aims to reduce that time to just six minutes.
