PMAYU Housing for All Scheme: Chek Pradhan Mantri Urban Awas Yojana details


Pradhan Mantri Urban Awas Yojana (PMAY-U) is a flagship initiative by the Government of India, launched on June 25, 2015, under the Ministry of Housing and Urban Affairs (MoHUA).

This social security welfare scheme aims to address urban housing shortages by providing pucca houses to all eligible urban households by 2022, coinciding with India’s 75th year of independence.

The PMAY-U Mission targets Economically Weaker Sections (EWS), Low-Income Groups (LIG), and Middle-Income Groups (MIG), including slum dwellers. The initiative envisions housing for all by 2022 and operates under four main verticals:

In-Situ Slum Redevelopment: Utilizing land as a resource, this vertical involves the redevelopment of slums with private sector participation, providing pucca houses to slum dwellers. A grant of Rs. 1 lakh per house is provided.

Affordable Housing through Credit Linked Subsidy: Beneficiaries from EWS and LIG can access housing loans with a 6.5% interest subsidy for loans up to Rs. 6 lakhs, benefiting from reduced EMIs.

Affordable Housing in Partnership: Financial assistance of Rs. 1.5 lakh per EWS house is provided, with at least 35% of houses in a project designated for the EWS category.

Subsidy for Beneficiary-Led Individual House Construction: EWS families can receive Rs. 1.5 lakh to construct or enhance their houses, especially those unable to benefit from other components of the mission.

The beneficiary criteria include:

  • Annual income up to Rs. 3 lakh for EWS, Rs. 3-6 lakh for LIG, and Rs. 6-18 lakh for MIG.
  • The beneficiary family must not own a pucca house in India.
  • States/UTs may determine a residency cut-off date for eligibility.

The mission covers all statutory towns per the 2011 Census, with a phased implementation across 4041 towns, focusing on 500 Class I cities.

By 2022, the mission aimed to address the housing needs of 20 million urban poor households, including slum dwellers.

The implementation strategy involves public-private partnerships and direct financial assistance, making the PMAY-U a comprehensive solution to urban housing challenges.

The scheme also gives preference to vulnerable groups, including women, Scheduled Castes, Scheduled Tribes, and people with disabilities, ensuring inclusive development.
